Orientation


It starts out with a meeting or conversation over the phone to discuss the reasons you’re considering selling or must sell, your level of motivation to sell, and what is important to you about selling your property.

Tour Your Home


Meet with you at your home, tour your home in the eyes of today’s buyer. Discuss current market conditions & trends, inventory levels, and comparable property activity; Active, Pending and Sold properties in your area, and how these factors can affect the sale of your home. This discussion will facilitate you in determining timing, along with a listing price that both nets you the most money, and positions your home to sell in a reasonable time period.

Moving Forward


Once we decide both a listing price and to work together; owner(s) signs listing agreement & required seller disclosures and other needed documents in order to both start the process and  facilitate a totally transparent buyer/seller  transaction once we negotiate a deal.

Preperation


Determine if your home needs staging, and or upgrading inside, outside, landscaping, etc. in addition to de-cluttering if needed, in an effort to create the most desirable presentation to market your home at its highest & best value.

Photography


Our professional photographer will thoroughly photograph your property during the day, along with additional evening and aerial photography if needed based on the size and orientation of the property, to best accentuate marketability of the property.

Story


Create a property description that truly accentuates your home in the eyes of a buyer and creates emotion. Bob’s goal is to get your property on a buyers short-list before they even step foot on your property.

Virtual Tour


Create a professional Virtual Tour for your home that provides a prospective buyer the ability to virtually tour the entire house, and grounds of your property. Additionally providing excellent online advertising exposure through the following sites: Beaches MLS.com, PoloParkRealty.com, BobHarder.com, Realtor.com, YouTube.com, Google.com, Zillow.com, Trulia.com, Homes.com, MLSsearch.com, HotPads.com, and many more.

Signage


Install professional Polo Park Realty signage which generates calls. At any given time we have between 10-20 real estate signs throughout the Wellington area, which generate lead calls & inquiries 24/7. (20% of our  sales annually are generated through sign calls).

Brochures


Our marketing dept. creates high quality, UV coated  full color professional extra large brochures for display in office window, showings and networking handouts.

Print Advertising


Depending on the season of the year, we run page adds in Wellington Magazine, Palm Beach Post, Harmon Homes Magazine, Homes & Land, a two Page, one page, 1/2 page, 1/4 page, or 1/6 page full color ad will be displayed.

Post Card Mailings


With our property description and photography, my marketing team creates high quality full color UV coated, high gloss oversized call-to-action post cards, mailed out to surrounding geographic areas, large past client list, center of influence, and top performing agents in the Wellington area, Palm Beach County areas for additional exposure.

Online Advertising


Submit your listing & virtual tour to our local MLS, Polo Park Realty websites providing  the highest exposure for your home, where over 90% of buyers find your home online today. Within 48 hours from photography of your home, your listing will be submitted to the MLS, and from there your property will be available to view in searches online to buyers on 50+ Web portals to include; Zillow.com, Trulia.com, Realtor.com, Wall Street Journal.com, com, and the list goes on…

E-Blast


We send out via email a “Newly Listed” interactive full color brochure with one-click-on-the-picture function, that directs that person to your listing on Polo Park Realty’s site which displays your full listing profile with anywhere from 25-100 large photos (based on the size of your property), full property description, virtual tour; to my top agent list throughout the Wellington Area, as well as my extensive past client database.

Prospecting


I personally call up to 100 contacts; neighbors, past clients, center of influence, and top real estate agents to share your new property listing, and either see if they may have an interest, or someone they know has an interest. Because of this highly effective pro-active effort I along with my team represent both buyer & seller on 30% of our transactions, I’ve Sold many homes by planting this seed!

Open Houses


I am a believer in exclusivity meaning a real buyer will call to see a home they are interested in. Moreover the National Association of Realtors states that 1-2% of homes are sold through open houses, and 98% are sold through exclusive previews of your home. However knowing there is a 1-2% chance, we are willing to hold intermittent open houses if you like.

Updates


We send out bi-weekly updates on the market and your home showing activities to keep you informed throughout the listing to sale process. For every showing, we are notified electronically which agent showed your home, along with a detailed questionnaire asking the following: Opinion on property listing price, opinion of the property, whether a second showing is planned, whether they plan to submit an offer, and objections they had along with location feedback. These responses are helpful in keeping us informed, and whether our listing price is at market value.

Negotiations


1st Discuss offer with buyer’s agent, 2nd Discuss offer with seller to determine price, terms, and conditions of offer & Counter Offer if needed. Prepare a sellers net sheet so you can see your total closing cost on every offer and counter offer. Fight hard to protect your equity, and do my very best to secure a solid deal.

Escrow


Provide escrow officer and closing agent all transactional documents, and follow-up through to closing.

Inspection and Appraisal


I schedule and attend all inspections &  appraisal, as needed to facilitate a totally transparent transaction, and negotiate on your behalf any and all repairs as needed.

Provide copies of all documents executed throughout the Listing, Sale, and escrow process including Escrow closing statement. We are also there for you after the sale & move occur.
